600 Lofts Apartments

Located in the heart of downtown Salt Lake City, 600 Lofts brings much-needed housing to a section of the city dominated by car dealerships, surface parking lots, and hotels. The six-story building consists of 274 units in studio, one-, two- and three-bedroom configurations that sit above a two-level parking structure. The units are predominantly rented to individuals earning around 60 percent Area Median Income (AMI).

Granite Townhomes

Granite Townhomes are located on the site of the old Granite High School and include 113 three-story townhomes, a clubhouse with pool and spa, and amenity areas built on approximately six acres. The two- and three-bedroom units range from 1350 to 1600 square feet.

Juniper Estates Residential Subdivision

FOCUS provided engineering and survey for this 50-lot residential subdivision, phase 3 of 5. We prepared detailed rough and precise grading plans and created an earthworks spreadsheet to account for the roadway section, utility trenches, basement spoils, and the finish grade minus existing grade.

Seasons at Southpoint

The Seasons at Southpoint apartment complex, comprised of 120 apartment units with underground parking garages, is an impressive, luxurious community in Draper City, Utah. Sited with breathtaking views of the Salt Lake Valley, the community includes amenities such as a clubhouse, pool, fitness center, and welcoming open spaces.

Hampton Inn

FOCUS provided full-service engineering for the hotel site including topographic survey, subdivision platting, civil engineering, and landscape architecture. Once design was approved, we provided construction staking for the contractor.

Draper Mill

Draper Mill is comprised of 31 townhome units built in a growing neighborhood and provides a transition and buffer between the residential neighborhood to the north and high traffic and commercial corridor of 12300 South.

Jordan Bluffs

Built on the site of an old steel mill, these apartment complexes required a unique grading effort to make the site functional.

Aderra Apartments

FOCUS provided full-service surveying and engineering of 11 phases of this project. The site is over 137+ acres and includes 700 lots on a very flat site.

Clearstone Subdivision

The production homes that were completed for Hallmark Homes required quick turnaround times - one day per home - and simple, accurate plans. A Revit base was created for each home type and used for all future re-use plans, allowing for quick engineering and drafting. Through this process, structural engineering was able to complete within just a few hours. Working with our in-house CAD Services team, we were able to get the final product to the client within five business days.
